One of the best kept secrets in the Austin real estate market is
the Lake and Hill Country areas just a short drive away. Most people moving to
Austin connect to in town agents who rarely introduce their clients to these
areas. Consequently, many people miss out on the treasures Central Texas has to
offer only minutes from downtown Austin.
Over
sixty years ago a string of lakes was formed by a series of dams built
along the Colorado River, creating what we know today as the Highland Lakes.
Managed by the Lower Colorado River Authority, or LCRA, these lakes provide
hydroelectricity, flood control, water storage and supply as well as many
water-related activities and aqua-businesses.
The
lakes closest to Austin are Town Lake, which runs through the center of
town, Lake Austin, and Lake Travis. Lake Austin is the closest, beginning on
the southwest corner of Austin and winding back up the Colorado River to
Mansfield Dam which backs up Lake Travis. Lake Austin is a constant level lake,
which is, in reality, nothing more than a river kept at a constant level.
Because of its proximity to Austin, the values are higher and there are a
number of diverse communities along its shores.
Lake
Travis is the primary Flood Control Lake in the Highland Lake chain,
created by the completion of what is now known as Mansfield Dam in 1941. Lake
Travis is a reservoir that is 63.75 miles long with a maximum width of four and
a half miles and over three hundred miles of shoreline with numerous coves to
fish and explore! The Lake Travis area provides a wide variety of communities,
from Vineyard Bay, the Beverly Hills of the lake area, to smaller communities
initially created for weekend homes and trailers. Upscale Master Planned
communities, acreage estates, ranch land, quiet suburban subdivisions, marinas,
airstrips, golf and country clubs abound, all within an hour of downtown
Austin.
